Learned Realty Rebate Program
Within 14 days after closing on your new purchase, Homebuyers receive a check from Learned Realty for 50% (yes, HALF) of the Learned Realty Agent's commission. There is NO maximum. If the seller pays us a commission, our Agent will share 50% of their commission amount with you.
How to Earn a Learned Realty Rebate
We cannot represent you in the purchase of a property, if you are obligated to work with another Broker on a purchase.
In order for us to receive a commission, and for your to receive a Learned Realty Rebate, you should make it clear that a Learned Realty is representing you as your Broker. You need to have any offer for a real property purchase made through your Learned Realty agent.
How Commission Work
When a Seller contracts with a Listing agent to help sell their home, they negotiate the amount of commission that the Seller will pay, both to the Listing agent and the Buyer's agent; typically, half to the Listing broker and half to the Buyer's Broker.
Example:
If the Seller pays 7% commission, the Listing Broker and Buyer's Broker each get 3.5%. If the Seller pays 5% commission, the two real estate firms each receive 2.5%. There is no set rule in the industry; the commission paid by the Seller may be more or less than these examples; and the split between the Listing and Buyer Brokers may be different than the 50/50. (*) Note: The Seller(s) of the property have to be offering between 5 and 7% real estate fee(s) to be able to receive the rebate. Other conditions apply).
Another example would be for instance, if the Seller pays a commission of 7% on a $250,000 home, and the commission was split evenly between the Listing and Buyer's Brokerage, each would receive $8750. Learned Realty would then pay the Buyer 50% (or HALF) of the Learned Realty Agent's commission, or $2187.50!
(*) Brokers are not allowed to get together as a group to set standard commission rates or standard commission splits between the real estate companies. These can and must be negotiated individually in each transaction. The amount of commission; who pays it; and the commission split, vary widely in the industry.
(*) If a Buyer is referred by another Real Estate firm, the said "Rebate" would be affected by a referral fee; and deducted from the full commission paid to Learned Realty, prior to the rebate being calculated. Thus the "Rebate" would then provided from the commission that Learned Realty acutally acquires.
When is the Rebate Paid
We will mail you the rebate check within 14 days after closing on your new purchase. The rebate will be equal to 50% (or HALF) of the commission that your agent representative acquires (minus any referral fees paid, if any) of the total commission, if any that Learned Realty, Inc. actually receives from the Seller(s) and/or Listing Brokerage in connection with the purchase. Thus, the amount of the rebate is affected by the commission rate, if any, paid to Learned Realty by the Seller(s) and/or Listing Brokerage. Learned Realty will pay the rebate, if any, by company check within 14 days after the closing of the purchase
Notwithstanding the foregoing, if at any time Learned Realty reasonably determines that a Commission Dispute exists or is reasonably likely to occur, Learned Realty may delay paying the rebate until 14 days after such Commission Dispute has been resolved. "Commission Dispute" means; any dispute or uncertainty regarding (1) whether Learned Realty is entitled to a commission from the Seller(s) and/ or Listing Brokerage; (2) the amount of the commission; (3) the manner of timingof payment of such commission; or (4) any other term, condition, or aspect of such commission. "Resolved" or "finally determined" means; (1) resolved by mutual agreement, settlement, or written instruction of all interested parties; or (2) determined by any final, non-appealable judgement of a court.
Learned Realty Rebate Program (and the obligation to pay the rebate) is subject to discontinuation or modification by Learned Realty at any time, without notice. However, Learned Realty will not modify a Buyer's rebate with respect to any specific property after ther Buyer has made an offer to purchase on said property. This "Rebate" void where prohibited by law, and subject to terms and conditions.
NOTE: The Learned Realty Rebate is not receivable on any real property listings that are under contractual agreement with our firm. The Flat Fee program does not allow for the offering of a rebate to the Buyer's in that it does not come under the scope of a fee of between 5 and 7% offered by the Seller(s).
